What documents do I need to apply?

Borrowers need to provide documents to confirm their identity and finances, such as:

  • Social Security Number (Social Security Card)
  • Proof of identity and date of birth (like a state-issued driver’s license, Military ID, or passport)

Other documents borrowers might need:

  • Reverse mortgage counseling certificate
  • Homeowner’s insurance policy declaration page (such as hazard, earthquake, and flood insurance)
  • Homeowner’s association (HOA) contact information (if applicable)
  • Proof of income (Social Security letter and bank statements)
  • A copy of the first lien monthly mortgage statement
  • A copy of the first lien note
  • Tax returns (if applicable)
  • Trust documents (if applicable)

Borrowers don’t always need all of these documents. For example, retired borrowers may not need to share tax returns. The Loan Officer will explain exactly which documents borrowers need.

Some borrowers may be asked to provide documentation explaining or verifying unique circumstances including:

  • A letter addressing certain items in your credit report, such as name variations or previous addresses
  • A letter explaining special circumstances that may have caused late payments or other credit issues
  • Legal documents (Guardianship, Power of Attorney)
  • Doctor’s letter regarding borrowers current physical or mental health (if using Power of Attorney)
  • Complete trust document (for properties that have title in the name of a trust)
  • Death certificate (if a spouse or other family member who passed away is still on home title)
